HVAC Maintenance Contracts
Why HVAC Service Agreements Are Important
Residential HVAC Service Agreements
The comfort of your home in Utah depends on the ambient air temperature and quality. To keep your home’s air clean and comfortable, you need to ensure that your heater and air conditioner work properly. At Service Mechanical Controls, we understand that just because you are a homeowner, does not mean you know how to maintain and repair all of your appliances. This is why we offer HVAC maintenance services agreements. We do know what is required to keep your systems working efficiently and keep your energy bills manageable.
Commercial HVAC Service Agreements
When it comes to your business, there are some things that are outside of your realm of expertise, but within your responsibilities. Maintaining every aspect of your business is important to running a successful business, including your building maintenance. Commercial HVAC is one of the main components of your commercial building’s health. Service agreements, like those available at Service Mechanical Controls help, take the responsibility off of your plate and ensure that your commercial heating and cooling continue to operate optimally.
Here are some reasons that HVAC service agreements are important for your residential and commercial HVAC systems.
Avoid Big Problems
One of the biggest benefits of an HVAC maintenance agreement is the routine maintenance and inspections they provide. These routine inspections will ensure that minor issues are caught before they become big problems. It also reduces the chances that your commercial heating and cooling systems will fail. These preventative measures will help extend the lifespan of your system and will prevent calls for costly emergency HVAC repairs.
Routine maintenance, including cleaning and replacing the air filters, will help ensure that air moves through your heating and cooling system easily. Improving the efficiency of your HVAC system helps reduce energy costs as well as extends the lifespan of your systems. When your systems don’t have to work as hard, they will last longer and require fewer repairs along the way. Improved efficiency equates to money saved.
Every HVAC system including heaters, air conditioners, and ductwork involve some level of a manufacturer and/ or installation warranty that will help you recover money should your system fail and need to be replaced. However, most of these warranties require you to perform maintenance and inspections to ensure that there are no faults caused by external forces, such as dirty air filters or clogged vents that require the machines to work harder and become less efficient.

HVAC Maintenance Agreements
Believe it or not, your HVAC system is vital to your business and it’s equally important that you ensure that the system is always working at its best. If not, it could cause your business to suffer from serious issues that keep you out of operation and you could lose money. For example, a restaurant needs to ensure that it’s refrigerators are always functioning properly. Maintaining the correct temperatures are actually a health code requirement, but more importantly, if your system shuts down, you could be losing your entire inventory of food, costing you thousands of dollars in product and potential revenue. In the industrial world, when the HVAC system breaks down, the air filtration system that is necessary for a clean room could compromise the medical equipment, or damage the chips in a computer room. Regardless of what your industrial or commercial business type is, it’s important that you get regular maintenance on your HVAC system, and Service Mechanical Controls has the HVAC maintenance agreement you need.

HVAC Maintenance Responsibilities
HVAC systems require some maintenance to continue to operate optimally and keep your residential home or commercial building comfortable all year round. Here in Salt Lake City, it is common for most houses and buildings to have both systems installed due to our blistering desert summers countered by our snowy, cold winters, sandwiched by our fluctuating spring and autumn. While each of your heating and cooling systems may get a few months off, this isn’t exactly recovery time but is a time when your system should be prepared for the following season. A comprehensive HVAC maintenance plan will include several components. Here are the top three maintenance responsibilities for your HVAC system.
Change the filters.
Changing the filters should be done quarterly (every three months) at a minimum. If you run your system most of the time or have pets, it is a good idea to change the filter every 4 to 6 weeks instead. A dirty air filter is a significant cause of poor indoor air quality and it requires your heating and cooling systems to work harder than it needs to.
Schedule yearly inspections.
Annual inspections should be scheduled for each system and can be scheduled at the same time. Annual inspections are important for ensuring the integrity of the system is maintained, which directly contributes to the safety and the function of the system. Inspections allow you to identify small issues and have them repaired before they become large problems. Routine inspections help to prevent your system from breaking down, requiring the costly call to an emergency HVAC company.
Prepare for each season.
Each season requires the use of either the heating or cooling system, or both. To ready your systems for use, there are a few things that you should do to ensure that your system is operating optimally.
Springtime is the perfect time to clean and inspect both your heating and cooling system because it is the time of year that your air conditioner might get used and your heater usage is backing off. This is the time to clean debris off of outdoor compressors and check wires for damage from freezing or rodents. Also, change the filter!
The summer heat will cause you to use your air conditioner pretty consistently. You should keep up with regular filter changes and ensure that all of the air conditioner coils are clean. Lubricate all of the moving parts of the air conditioner and tighten hoses. Make sure blower blades are clean to prevent the spread of impurities.
Fall is your opportunity to make sure that your heater is clean and healthy before engaging for the winter season. It is also the time to clean all the leaves and debris off of your outdoor elements once all the leaves are off the trees.
During the winter months, your heater will undoubtedly be running consistently. It is important to check the flues for carbon build up and ensure the pilot flame is healthy. The flame is a good indicator of the health of the unit and can show you if there is a carbon monoxide leak before it becomes an issue.
While this may seem like a lot — because it is — it is not too much for the HVAC professionals at Service Mechanical Controls to keep track of and complete to ensure that your HVAC system is clean and functional all year round. As part of our HVAC maintenance service agreements, we will complete all of the tasks listed above, and more!
